Defining Key Zoning Code Terms for the Masses

What it means when planners use their words.

With the city of Austin's ongoing zoning code update, CodeNEXT, still ongoing, Sarah Marloff provides a "land use lexicon" to aid in the understanding of key concepts connected to zoning codes.

So, there's a Hybrid Land Development Code (CodeNEXT provides a relevant example): "a combination of transect (form-based) and non-transect (use-based) zones. Together they provide different degrees and methods of control. In addition, much of the city is slated to remain under the existing use-based code."

There's also upzoning, which "[i]ncreases the amount of building(s) that can be built in a given area. CodeNEXT planners have often been asked if the new plan will upzone properties along corridors and city centers for additional entitlements. The project's official goal calls for 'right-size' zoning entitlements." Other terms defined by Marloff include form-based codes, ADUs, and PUDs
