The City Code of the City of Sheridan currently has no definitions or provisions for affordable housing projects built in the City. Likewise, the City's subdivision regulations, zoning, and PUD ordinance could address affordable housing in a way that allows flexibility to developers building approved projects. The City of Sheridan has been awarded a grant from the Wyoming Community Development Authority to pursue hiring a consultant to aid in revising the City's development ordinances to provide affordable housing options and incentives. The goals of this project are to:
· Review the city's current ordinances in comparison to regional and national examples of best practices in encouraging affordable housing.
· Develop a series of specific ordinance amendment recommendations that reduce regulatory barriers, and provide incentives for affordable housing projects in the community.
· Create appropriate criteria for evaluating housing projects seeking incentives.
The City of Sheridan is community of 16,000-17,000 located in northern Wyoming. Its proximity to the Big Horn Mountains, and location off I-90 make it a regional destination for travelers. The community's median income has not kept pace with rising land prices. Affordability is a huge concern for residents working in the service sector, which employs a large portion of the community.
