Town of Haverstraw Seeks Developers For 159-acre Prime Real Estate Site

The Town of Haverstraw has announced that it has issued a Request for Expressions of Interest (RFEI) from interested parties to explore the possibility of their developing all or portions of the 159-acre former Letchworth Village Developmental Disabilities Center, which is located in this Rockland County town.
The Town acquired the surplus land and 17 vacant buildings from the State of New York in July and is seeking ?environmentally sound and fully taxpaying mixed use private development and recreation? on the site.Located just 45 minutes north of New York City, with immediate access to exit 14 of the Palisades Interstate Parkway, the site is adjacent to a municipal golf course and over 26,000 acres of State parkland.
Major retail destinations are located within 20 minutes of the site. In April of this year, the Haverstraw Town Board commissioned the preparation of a conceptual land use plan and market analysis in anticipation of acquiring the site. This study was prepared by the consultant team of Ferrandino & Associates Inc., Planning and Development Consultants of Elmsford, NY and Fox & Fowle Architects of Manhattan. The conceptual plan, which includes such potential uses as senior living, conference center/spa, corporate office and private and public recreation, will serve as the basis for a more detailed plan to be developed by a public/private partnership comprised of a selected developer, the Town and its consultants.
Town Supervisor Thomas Lawless indicated that the Request for Expressions of Interest ?represents an opportunity for developers, corporations and institutions to advise the Town of potential development interest and to work with the Town?s planning and design team to shape the creation of a plan to respond to these interests.?The Request For Expressions of Interest will be advertised in a number of media in September and October including Crain?s New York Business, Real Estate Weekly, Urban Land Magazine, Hudson Valley Business Journal, The Journal News (Rockland), Westchester/Fairfield Business Journal and the New York State Contract Reporter.
In addition, the RFEI will be sent to over 200 developers in the tri-state area, as well as architects, engineers and planners representing clients who might be interested in the site.
